Les diff\u00e9rentes \u00e9tapes de traitement des donn\u00e9es brutes permettant d'arriver \u00e0 la statistique des prix de vente des appartements sont d\u00e9crites dans le [document m\u00e9thodologique](https://download.data.public.lu/resources/prix-de-vente-des-appartements-le-logement-en-chiffres/20191007-141758/methodologie-prixvente-appartements-2013-12.pdf) conjoint du STATEC et de l'Observatoire de l'Habitat.\n\nLes prix report\u00e9s pour les appartements en construction (VEFA) correspondent \u00e0 un taux de TVA de 3%, dans la limite de la faveur fiscale totale de 50.000 \u20ac.\n\nLa vente d'un appartement inclut fr\u00e9quemment des annexes telles qu'un ou plusieurs garages, emplacements int\u00e9rieurs, places de stationnement ext\u00e9rieures et caves. Il s'av\u00e8re important d'\u00e9valuer la contribution de ces diff\u00e9rentes annexes, notamment pour pouvoir comparer, lors de la recherche d'un logement, des appartements pr\u00e9sentant des nombres d'annexes diff\u00e9rents.\n\nL'Observatoire de l'Habitat du Minist\u00e8re du Logement a donc d\u00e9velopp\u00e9 une **m\u00e9thodologie permettant d'estimer la contribution des diff\u00e9rentes annexes \u00e0 la vente**, **puis d'\u00e9valuer le prix par m\u00b2 des appartements en excluant de la transaction les contributions de ces annexes** (garages, emplacements ext\u00e9rieurs et caves). Le mod\u00e8le statistique a permis d\u2019estimer les prix implicites des garages, des emplacements ext\u00e9rieurs et des caves associ\u00e9s \u00e0 la vente d\u2019un appartement, en fonction de la localisation du bien. En moyenne, la valorisation estim\u00e9e pour le mod\u00e8le sur l'ann\u00e9e 2022 est \u00e9valu\u00e9e \u00e0 67.000 \u20ac pour un garage ou un emplacement int\u00e9rieur dans une r\u00e9sidence, 32.000 \u20ac pour un emplacement ext\u00e9rieur, et 15.000 \u20ac pour une cave. Il existe toutefois de fortes variations sur le territoire, en particulier pour les prix implicites des emplacements ext\u00e9rieurs. Ces prix implicites sont mis \u00e0 jour une fois par an (pour les statistiques du 4e trimestre).\n\nLes tableaux Excel t\u00e9l\u00e9chargeables pr\u00e9sentent les **prix de vente par m\u00b2 \u00ab
